TM Hughes & Son are Gas Safe registered engineers who undertake gas safety checks for landlords and homeowners.

If you’re a Landlord letting a property, by law, you must ensure the property is safe for your tenants. 

Gas Safety Checks undertaken by Gas Safe registered engineers and the corresponding CP12 certificates issued following an inspection ensure and prove the gas installation, supply, and flues are safe.

A gas safety inspection is required every 12 months for rented properties. We always remind our customers a couple of months before the CP12 certificate expires.

You can also have a gas safety check to ensure your gas system is safe if you’re a homeowner.

Who Is A Landlord?

In relation to domestic gas under the Gas Safety (Installation and Use) Regulations 1998 (GS(IU)R 98), a landlord is anyone who rents out a property that they own under a lease that is shorter than seven years or under a licence.

Regardless of whether you are a landlord under GS(IU)R 98, you may be considered a landlord under other related legislation.

Landlords’ duties apply to a wide range of accommodation, occupied under a lease or licence, which includes, but not exclusively: residential premises provided for rent by local authorities, housing associations, private sector landlords, housing co-operatives, hostels rooms let in bed-sit accommodation, private households, bed and breakfast accommodation and hotels rented holiday accommodation such as chalets, cottages, flats, caravans and narrow boats on inland waterways.

The Legislation

As a landlord, you are responsible for the safety of your tenants. The Gas Safety (Installation and Use) Regulations 1998 deal with landlords’ duties to make sure gas appliances, fittings and flues provided for tenants are safe. Appliances, fittings and flues in a communal area but which may be used by tenants are also included.

You are responsible for the maintenance and repair of flues, appliances and pipework provided for your tenants use by a Gas Safe registered engineer. Although there is no prescribed timeframe for these duties, good practice would be the demonstration of regular, annual maintenance checks and subsequent repairs.

You are also responsible for ensuring an annual gas safety check is carried out within 12 months of the installation of a new appliance or flue, which you provide and annually thereafter by a Gas Safe Registered engineer.

You must keep a record of the safety check for two years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.

The Gas Safety Check

A Gas Safety Check is a relatively swift and painless process. The first thing you need to do is book one of our engineers at a convenient time for you or your tenants.

One of our experienced engineers will visit at the agreed time slot and go through each gas appliance, flues and gas system.

All appliances such as gas ovens, hobs and boilers have their flow rate checked. This ensures gas is burned at the correct and required rate.

The air supply and ventilation around all gas appliances are tested. Sometimes the air supply and ventilation are inadequate, so some adjustments may be needed. In extreme cases, the appliance may have to be moved.

All appliances are checked for signs of carbon monoxide and wear and tear, such as cracking or corrosion. In addition, all appliance connections are tested for tightness and checked to ensure no gas is leaking.

All flues are inspected and tested to make sure exhaust gasses are taken away.

Rented properties must have smoke alarms and carbon monoxide detectors. These essential safety devices are also checked.

Once the checks and tests are completed, our engineer writes you a CP12 certificate which includes

  • The name, registration number of the Gas Engineer undertaking the check
  • The address of the property checked
  • The landlords (or letting agents) name and address
  • The date on which each item was checked
  • The location and a brief description of every appliance and flue
  • Any safety defects found
  • Any action that is taken to remedy defects
  • Confirmation that the safety check has included an examination of the matters referred to in paragraphs (a) to (d) of
  • regulation 26(9) of the Gas Safety (Installation and Use) Regulations 1998
  • The Gas Engineers signature

What Happens If My Property Fails?

If any appliance or part of the gas system fails, we may be able to undertake the repairs there, and then if they are small otherwise, we can quote for the repairs. 

Once the necessary repairs are completed, we can issue the CP12 certificate.
